UPDATE AUG 2014: NOTE: THESE ARE NOT THE CURRENT APPROVED PLANS THAT WILL BE USED BY THE NEW PURCHASER 

The City of Santa Barbara has approved the plans* submitted by the Berkus Design Studio** for the construction of an exquisite, three-story mixed-use condo development project on these two lots. It was designed with total luxury in mind.



The commercial component consists of a 2,567 square foot unit. The residential component consists of thirty residential units (26 at market rate and 4 affordable units). The market rate component consists of 23 two-bedroom and 3 three-bedroom units. The affordable component consists of 3 two-bedroom units and 1 three-bedroom unit. A total of 78 parking spaces are proposed (62 covered and 16 uncovered.) On sight amenities include a 3,863 sq ft recreation facility, including an exercise room, sun room, spa/hot tub, dining room, staging kitchen, wine lockers, concierge service and a 545 square foot crafts room. The proposal also includes the voluntary merger of two parcels. 

The plans were first accepted in 2009 and are renewable until 2015. They can be extended another two years after that. Serious buyers please contact Kathleen Kennedy, Associate Planner at the City of Santa Barbara if you have questions after reading the documents.


Update from Kathleen Kennedy June 2013: 

"The project doesn’t expire until 1/8/2015.  However, in order for the project (Tentative Subdivision Map) to remain valid, the applicants would have to get their final design review approval and have a building permit issued (not just apply or be in plan check) prior to the expiration date. 

The extension must be requested in writing.  Typically, it is best to request the extension closer to the expiration date (say the Fall of 2014, rather than now)."

Here is the code section.

     B.    EXTENSION.  The subdivider may request an extension of the tentative map approval or conditional approval by written application to the Staff Hearing Officer filed with the Community Development Department, such application to be filed before the expiration of the tentative map.  The application shall state the reasons for requesting the extension.  The Staff Hearing Officer shall grant or deny the request for an extension.  In granting an extension, the Staff Hearing Officer may impose new conditions or revise existing conditions.
     C.    APPEAL.  If the Staff Hearing Officer denies the subdivider's application for an extension, the subdivider may appeal said denial to the City Council within fifteen (15) days after the Staff Hearing Officer action.
     D.    TIME LIMIT ON EXTENSIONS.  An extension or extensions of tentative map approval or conditional approval shall not exceed an aggregate of three (3) years beyond the expiration of the twenty-four (24) month period provided in Subsection A above.
