The subject property is located on Upper State St. in San Roque, Santa Barbara, a neighborhood known for it's exceptional primary schools, safety, shopping, beautiful mountain views and proximity to everything Santa Barbara and Goleta has to offer. The east side of the property fronts State Street (Santa Barbara's "Main St.") which continues South four miles to the downtown area, beach and harbor, or turns into Hollister Ave. to the North, one of three main routes to Goleta and UCSB. The area is easily accessible by bus, bike lanes, or the 101 Freeway.

Across the street from this property is the banking districtChucks of Hawaii restaurant and the Best Western Motel. Here is a Map and contact info of other neighborhood motels. Please contact them for average rates, as we do not have financials available on the Mirasol Plaza Motel, so this is the best way to determine income potential:

The next door neighbor, to the North, is the Galleria building, and beyond that the popular Five Points Shopping Center, home to Albertson's Grocery Store, Ross's, a variety of restaurants, Starbucks coffee shop, a pet store, etc. The motel on the property neighbors a church, and behind, to the West, is La Cumbre Plaza Shopping Center, home to Macy's, Tiffany and Co., Sears, Vons, Pottery Barn, Talbots, etc.

Ruby Throated Hummingbird on Bird of Paradise in San Roque

"Admired for its diverse architectural themes such as Spanish Colonial, English Tudor, French Normandy, and American Colonial, it’s no wonder San Roque property is highly sought after. The homes are beautiful. Unique. They demand reverence.
The San Roque Canyon has a rich history and the soil here has been traversed by noteworthy explorers and settlers alike. A huge setback involving one Great Depression, abated expansionists from building The San Roque Country Club, and instead it became a residential area where today many families have chosen to raise their families.

Community Gardens at nearby Trinity Church
Several schools and parks pepper the area allowing for a safe environment for children to play in. Peabody School and San Roque School reside nearby, allowing children to walk to school in a safe and timely manner. Stevens, Willowglen, and San Roque Parks all provide ample opportunity for child-like fun. Or a pleasant nap.

Shrouded in trees, the streets are always shaded, but the temperature is always at least five degrees warmer than coastal neighborhoods due to its inland location.

With the Five Points Shopping Center and Loreto Plaza as their backyard, San Roque residents don’t have to travel far for necessities. Several fine dining establishments and banking facilities are also available.
The San Roque neighborhood is not only a peaceful place to visit, but a peaceful place to stay."
